From a wholesale and negotiation perspective this is a decent video But the numbers on this flip are awful Doesn't come anywhere close to the 70/30 rule, even at the inflated ARV of $325k At a $300k ARV and using an 80/20 rule, you stand to possibly make $25k profit on the flip, but that's assuming his $25k renovation budget is accurate, which I can guarantee it's not Actual renovation on that property is minimum $50k So, buy price needed to be about $180k to even make this deal worth considering as a flipper Comment from : Austin DeBerry |
