Nice Deal! Couple questions: What does the conversation look like once the seller sees the actual contract? You offered to buy the house for $215k in cash As a wholesaler, not the buyer, the contract is going to say something different than what you had agreed about in that conversation How do you manage that?

What happens when you agree to a price, how do you under go a contract? brDo you transfer everything to you first? Does the investor or GC abide by the honor system? What stops them from going over your head to the seller and offering a bit more?

From a wholesale and negotiation perspective this is a decent video But the numbers on this flip are awful Doesn't come anywhere close to the 70/30 rule, even at the inflated ARV of $325k At a $300k ARV and using an 80/20 rule, you stand to possibly make $25k profit on the flip, but that's assuming his $25k renovation budget is accurate, which I can guarantee it's not Actual renovation on that property is minimum $50k So, buy price needed to be about $180k to even make this deal worth considering as a flipper

Say I found a property and the owner needs to move fast, he needs $5000 to move, the ARV is $860,000 the mortgage is $802,00, their payment is $3507 a month and they are 5 months behind How would you handle that? How much money would I need to do the deal? How much would you put into the deal? What is the exit strategy? If we were to j-v this, how much would we make on the deal? Who would have ownership?
