yea too bad that wouldn’t even come close to working rn I’m a realtor and I’ll tell you for a fact that if you’re competing with other investors for a fourplex you ain’t getting it with an FHA and 35 down 😂 You’re getting beat out by everyone with conventional who’s getting beat out by the cash buyers The trick is figuring out how to get the money in hand, if you already own a property take the equity out and use that, otherwise there’s no hope for you in this market (when buying a multifamily that is)

By the way you can only take out a lone (worth 2x) against your assets both liquid and otherwise so if you had a house at 25k, 25k in the bank, and a business worth 50k you can take a lone out against it at 200k (and bet you're getting hit with some crazy interest rate like 6)

For obvious reasons Stocks can crash It's very risky Real estate is generally safe As long as it stays intact the bank can still get a portion of their money back But stocks are far riskier, and if they accepted that as a reason idiots would buy the stocks and lose the bank billions That is bad for everyone banks are the driver of the economy
