This is bad advice The house isn’t able to sell since 2018 probably because it’s in poor condition and needs serious work and not many people want to live in the area On top, the owner isn’t budging from asking price and likely won’t accept purchase leasing agreement

I can't believe people think this would work Someone would have to be a complete numpty to sign over a property with landlord rights and an option to buy 5 years in the future at a fixed price Never going to happen Anyone with a property they can't sell is just going to rent it themselves You are either taking the piss with this video or just an idiot of you really think anyone would sign such a one sided contract which does absolutely nothing for them and guarantees they lose money brbrYou're also wrong about solicitors fees of £700 odd quid since there's no actual sale brbrYour math is wrong too If you paid £700 legal costs, it wouldn't leave you with £9,300! You only started with a grand so it would leave you with £300! And I can tell you've never bought or sold a house before You wouldn't get a solicitor charging £700 More like £2k-£3k at best!

You are NOT making £300/350 profit - you have overlooked so much here Agents fees are 10 plus, is the house up-to-standard for renting, where are your tenants, some rentals are empty for months etc Repairs etc all add-up

Lol this is not as easy as you put it Samuel When Purchase Lease Option goes wrong, it does badly A friend of mine did it, put a tenant in the property and the tenant stopped paying rent Now he is stuck with solicitor fees, paying the mortgage himself, trying to get the tenant out of the house and still has to offset the negative equity accrued by this property

Seems overly simplistic, you won't get £21k after 5 years as you also need to account for maintenance of the property and potential taxes due (if you have more than one property) Also the assumption that its going to be worth £120k in 5 years when the price hasn't changed in the last 4 years seems a little optimistic, you would also need to find long term tenants or reliable ones anyway
