Warning: I have a USDA loan, I had my house built in 2008 when I was 17 years old They don't explain ANYTHING My house total cost was supposed to be 87k 97k if "all hell broke loose and everything sky rocketed" at closing the final bill $120k 30k more Also they wrote down that my interest would be 3 That was their real big selling point and yes I have it on paper prior to the house being built When I signed my papers my 17 year old @$$ didn't see they slipped in another 3 percent So now we are over 30k over the original price and at 6 percent interest Not to mention there was so much messed up with the house, they installed windows with grids in some and windows without grids They capped off all the sewage vents in the attic forcing all the sewage smells thru the sinks and tubs almost killing me I could go on for days My whole block was doing meetings to sue which never went anywhere

You need steady or guaranteed income to get approved for these loans I’m a realtor in Georgia if anyone is looking for property here We have USDA designated areas all over the state, mountains in the north, rural land around the Atlanta Urban areas The property in middle Georgia is very affordable and Agricultural friendly We also have warmer climates throughout the year near the Florida boarder The Savanna and Hilton Head areas are off the Atlantic coast line

1st time hime buyer loans and many times if you are approved for that and make 50 to 70,000 a year you will qualify for grant money from the state for closing costs and down payment I would do that way before you try this Im still looking Make 63,000 a year in NC Got aprroved for 195,000 morgage which im not looking for something that high More around smaller 165,00 to 175,000 Also qualified for up to 15,000 in closing costs and down payment as a grant Still looking at homes for a month now because im very picky and there arent many smaller houses in decent shape for the price ramge i am in So its taking a bit but thats fine
